中文摘要	居民高层住宅楼层偏好是居民微观择居的行为表现,也是商品房产品规划设计、定价决策的基础因素之一。研究以河北省石家庄市600个家庭样本和600个居民个体的调查数据为依据,采用统计分析的方法,研究了居民个体特征、家庭特征与高层住宅楼层偏好的关系以及高层住宅楼层偏好的影响因素。研究发现,以一栋理想状态下的24层高层住宅为例,居民选择最多的是2~6层(低楼层),越往上居民选择意愿越低;居民性别与楼层偏好关系不显著,居民年龄与楼层偏好高度呈负相关的关系,社会经济地位、家庭原居住层数与楼层偏好呈正相关的关系,家庭结构与楼层偏好有显著相关关系;出行方便和获取更好的采光是居民选择低楼层和高楼层最主要的影响因素。; Residents' floorpreference is residential selection behavior.determinant of planning design and pricing decision of real estates.With the survey of 600 households and 600 individuals and using statistic methods,this research would like to find the relationship between characteristicsofindividuals,households and floor preference of highrise apartment.As a result.With an ideal high-rise apartment of 24 floors for example,most residents choose 2~6th floors(lower floor),fewer and fewer residents would choose the upper floors.Residents' age and floor preference of high-rise apartmentare negatively correlated,white Social-economic status of individual,the floorin which the household current living are positively related with floor preference of high-rise,The relationship between family structure and floor preference is significantstatistically but thegender of residents is not.Getting convenient travelling and better lighting is the most important reason for choosing the lower and the upper floor.
